BOOKING TERMS & GUEST AGREEMENT
By making a reservation with Roomly Management LLC (“Roomly,” “we,” “us,” or “our”), you agree to the following Terms & Conditions, House Rules, Cancellation Policy, and Guest Responsibilities. These terms apply to all bookings made directly through our website, by phone, by email, or through any other direct booking method.
The person making the reservation is responsible for ensuring that all guests, visitors, and members of their group understand and follow these terms.
MINIMUM BOOKING AGE
Guests must be 21 years of age or older to book a Roomly property. By completing a reservation, you confirm that you are at least 21 years old and legally authorized to enter into this agreement.
The booking guest must be present during the stay unless otherwise approved in writing by Roomly.
GUEST RESPONSIBILITY
The booking guest is responsible for:
All guests and visitors at the property.
Following all house rules, local laws, HOA rules, and neighborhood expectations.
Any damage, excessive cleaning, missing items, fines, violations, or fees caused by the guest or anyone in their group.
Providing accurate contact, payment, and reservation information.
Communicating promptly with Roomly before and during the stay if any issue arises.
Roomly reserves the right to request a copy of a valid government-issued ID, signed rental agreement, guest list, security deposit, or other verification before confirming or honoring a reservation.
HOUSE RULES
By booking with Roomly, you agree to follow these rules:
No smoking, vaping, or drug use inside the property or anywhere prohibited on the premises.
No parties, events, unauthorized gatherings, or disruptive activity.
Quiet hours are from 10:00 PM to 10:00 AM daily.
No loud, rude, aggressive, disrespectful, threatening, or disorderly behavior.
No unauthorized guests beyond the approved guest count on the reservation.
No pets unless the property is specifically pet-friendly and the pet has been approved in advance.
Do not move furniture, remove items from the home, or take linens, towels, blankets, or household items outside the property.
Do not use white towels for makeup, floors, kitchen messes, outdoor use, or cleaning. Please use provided makeup towels, kitchen towels, or paper towels.
Do not have packages or mail delivered to the property without prior written approval.
Keep all doors and windows closed and locked when leaving the property.
Return all keys, garage remotes, pool/gym fobs, parking passes, and access devices before checkout.
Do not access any restricted areas, owner closets, garages, leasing offices, front desks, maintenance areas, or neighboring properties unless specifically permitted.
Follow all posted pool, hot tub, HOA, parking, trash, fire safety, and amenity rules.
Failure to follow these rules may result in additional charges, removal from the property, cancellation of the reservation without refund, and/or legal action where appropriate.
PARTIES, NOISE & NEIGHBORHOOD RESPECT
Roomly homes are located in residential communities, and we take neighborhood respect seriously.
Parties, events, unauthorized gatherings, excessive noise, or disruptive behavior are strictly prohibited. Any reported party, noise complaint, police visit, security response, HOA violation, or neighbor complaint may result in a fine of up to $1,000, immediate eviction, and cancellation of the reservation without refund.
We may issue one courtesy warning when appropriate, but we are not required to do so. Serious violations may result in immediate removal from the property.
CLEANING, DAMAGE & MISSING ITEMS
Normal cleaning is included as part of your reservation. However, guests are responsible for any excessive cleaning, damage, missing items, smoking remediation, unauthorized pet cleaning, hot tub misuse, BBQ misuse, stained linens, broken items, or other costs caused during the stay.
Additional charges may include, but are not limited to:
Excessive trash or mess.
Stained or damaged linens, towels, rugs, furniture, or bedding.
Broken furniture, appliances, decor, electronics, fixtures, or amenities.
Missing household items, keys, remotes, fobs, parking passes, or access devices.
Smoking, vaping, odor removal, or drug-related cleaning.
Unauthorized pets or pet-related cleaning/damage.
Hot tub, pool, BBQ, fireplace, or appliance misuse.
Unauthorized late checkout.
Fines from HOAs, municipalities, neighbors, security, or local authorities.
By booking, you authorize Roomly to charge the payment method on file for any valid additional charges related to your stay.
PAYMENT AUTHORIZATION
By completing a booking, you authorize Roomly to charge your payment method for the reservation total, applicable taxes, cleaning fees, deposits, security holds, cancellation fees, damage charges, excessive cleaning charges, fines, and any other amounts owed under these Terms & Conditions.
A reservation is not confirmed until payment has been successfully processed and Roomly has accepted the booking.
Roomly may cancel or decline any reservation due to payment failure, suspected fraud, inaccurate guest information, rule violations, or risk concerns.
SECURITY DEPOSITS & HOLDS
Roomly may require a refundable security deposit, credit card hold, or damage protection process depending on the property, stay length, booking channel, or risk profile of the reservation.
Security deposits or holds may be used to cover damage, missing items, excessive cleaning, rule violations, fines, unauthorized guests, unauthorized pets, smoking, late checkout, or other costs related to the stay.
Any unused refundable deposit amount will be released after checkout, subject to inspection and processing times by the payment provider or bank.
CHECK-IN & CHECK-OUT
Standard check-in and check-out times will be provided in your reservation details and arrival instructions.
Early check-in and late checkout are not guaranteed unless approved in writing by Roomly. Unauthorized late checkout may result in additional charges.
Guests are responsible for reading all check-in instructions, parking instructions, access codes, house rules, and property-specific information before arrival.
CANCELLATIONS & REFUNDS
Unless otherwise stated in writing for your specific reservation, Roomly’s direct booking cancellation policy is:
Full refund for cancellations made within 48 hours of booking, minus non-refundable credit card processing fees, if applicable.
No refund for cancellations made within 30 days of check-in.
No refunds for early departures, late arrivals, weather, smoke, road conditions, travel delays, illness, changes in plans, personal emergencies, or other circumstances outside Roomly’s control.
We strongly recommend purchasing travel insurance for protection against unexpected events.
Credit card processing fees, platform fees, and other third-party processing costs may be non-refundable.
PROPERTY ACCESS, MAINTENANCE & EMERGENCIES
Roomly reserves the right to access the property during a reservation when necessary for maintenance, repairs, inspections, safety concerns, rule enforcement, emergency situations, or guest-requested service.
We will make reasonable efforts to notify guests in advance when practical, but advance notice may not be possible in emergencies or urgent situations.
Guests must promptly report any maintenance issue, damage, safety concern, missing item, or problem with the property. Roomly must be given a reasonable opportunity to address any issue during the stay. Failure to report an issue during the stay may limit or eliminate eligibility for any refund, credit, or compensation.
AMENITIES
Amenities vary by property and may include items such as hot tubs, BBQs, game rooms, pools, fitness access, fireplaces, smart TVs, WiFi, workstations, garage access, or other features.
Roomly makes reasonable efforts to keep amenities available and functioning, but amenities may occasionally be unavailable due to maintenance, weather, HOA rules, utility issues, vendor delays, safety concerns, or circumstances outside our control.
No refunds are guaranteed for temporary amenity outages, though we will make reasonable efforts to resolve issues when possible.
WIFI, UTILITIES & THIRD-PARTY SERVICES
Roomly is not responsible for outages, interruptions, speed issues, or failures related to internet, power, gas, water, cable, streaming services, smart locks, hot tubs, HVAC, appliances, or other third-party services.
We will make reasonable efforts to troubleshoot or coordinate repairs, but no refund is guaranteed for temporary outages or service interruptions outside our direct control.
PARKING, HOA RULES & LOCAL LAWS
Guests are responsible for following all parking rules, HOA rules, trash rules, fire restrictions, local laws, posted signage, and property-specific instructions.
Guests are responsible for any tickets, towing charges, HOA fines, municipal fines, citations, or penalties caused by their stay.
PROHIBITED USES
Roomly properties may not be used for:
Parties, events, or commercial gatherings.
Filming, photoshoots, or content production without written approval.
Illegal activity.
Drug use or distribution.
Weapons-related activity.
Excessive noise or nuisance behavior.
Unauthorized business operations.
Any activity that creates risk, damage, disturbance, or liability.
Roomly may cancel or terminate any reservation immediately if prohibited activity is suspected.
GUEST BELONGINGS
Roomly is not responsible for lost, stolen, damaged, or abandoned personal belongings. If items are left behind, we will make reasonable efforts to help locate and return them, but guests may be responsible for shipping, handling, staff time, or vendor fees.
Items not claimed within a reasonable period may be donated or discarded.
LIMITATION OF LIABILITY
To the maximum extent permitted by law, Roomly is not responsible for injuries, accidents, illness, loss, theft, delays, inconvenience, weather events, natural disasters, road closures, utility outages, third-party service interruptions, or other circumstances outside our reasonable control.
Guests use the property, amenities, stairs, driveways, decks, balconies, hot tubs, pools, BBQs, fireplaces, appliances, and outdoor areas at their own risk.
Roomly’s total liability, if any, shall not exceed the amount paid by the guest for the reservation.
INDEMNIFICATION
Guests agree to defend, indemnify, and hold harmless Roomly Management LLC, its owners, managers, employees, contractors, vendors, property owners, affiliates, and representatives from any claims, damages, injuries, losses, liabilities, fines, penalties, costs, or expenses arising from the guest’s stay, actions, omissions, rule violations, negligence, or use of the property.
CHARGEBACKS & PAYMENT DISPUTES
By booking directly with Roomly, you agree to contact us first to resolve any billing concern, refund request, damage charge, or reservation issue.
Filing a chargeback or payment dispute for a valid reservation, cancellation fee, damage charge, or other amount owed under these terms may be considered a breach of this agreement. Roomly reserves the right to provide these Terms & Conditions, reservation records, communication records, property evidence, and payment authorization details to the payment processor or card issuer in response to any dispute.
RIGHT TO REFUSE OR CANCEL SERVICE
Roomly reserves the right to decline, cancel, or terminate any reservation at our discretion when necessary to protect our properties, neighbors, team, owners, guests, or business.
This may include, but is not limited to, suspected fraud, inaccurate information, failure to complete verification, unsafe behavior, rule violations, payment issues, unauthorized parties, local regulation concerns, or risk to the property or community.
GOVERNING LAW
These Terms & Conditions are governed by the laws of the State of Nevada, unless otherwise required by applicable law.
Any disputes related to a Roomly reservation, property, or direct booking shall be handled in the appropriate jurisdiction serving the location of the property or Roomly Management LLC.
AGREEMENT
By completing a reservation, you acknowledge and agree that:
You are at least 21 years old.
You have read, understood, and accepted these Terms & Conditions.
You are responsible for all guests and visitors in your group.
You authorize Roomly to charge your payment method for amounts owed under these terms.
You agree to follow all house rules, property instructions, local laws, and neighborhood expectations.
